Keene Main Street Businesses Navigate Rising Operating Costs

Independent retailers along Keene's Main Street say the biggest threat to their businesses this year has not been slowing customer traffic but a steady climb in fixed operating costs, from commercial property insurance to utility bills, that has quietly compressed margins even as sales have held roughly steady.

Several longtime shop owners describe absorbing cost increases rather than passing them fully to customers, wary of pricing out the loyal local clientele that sustains businesses through slower shoulder seasons between the tourist-heavy fall foliage period and holiday shopping. Commercial landlords, for their part, say their own costs, including property taxes and building maintenance, have risen at a similar pace.

The Keene business association has begun compiling data on vacant storefronts to better understand whether the cost pressure is translating into closures or simply thinner profits, information members say will help guide any request for targeted municipal relief, such as adjustments to commercial parking fees or downtown improvement district assessments.
